Flames may damage the structure, while smoke, soot, water from firefighting, and lingering odors affect rooms that were never directly touched by fire. For homeowners in Columbia, Jefferson City, Holts Summit, Boone County, and Cole County, the right policy is not simply about having insurance. It is about having appropriate limits, understandable deductibles, and coverage that reflects what rebuilding and replacing your property would cost today. That is the purpose of home-fire-insurance-columbia-mo coverage: to help protect your home, belongings, and financial stability after a covered fire or smoke loss. But what exactly does your policy pay for? Is your dwelling limit based on current construction costs? Would your contents be replaced at new-item prices or reduced for depreciation? At Dependable Brokers, Randy Dinwiddie provides local policy reviews for Mid-Missouri homeowners who want clear answers before an emergency occurs. Choice summary: You can review your coverage now, while decisions are calm, or wait until a loss reveals limits and exclusions you did not know existed. 314-580-3455 | home-fire-insurance-columbia-mo | Dependable Brokers Core coverage protects more than the walls A standard homeowners policy, often an HO-3 form or a similar policy form, commonly separates protection into several coverage parts: Coverage A: Dwelling: Pays to repair or rebuild the insured home after a covered fire, subject to the policy limit, deductible, exclusions, and conditions. Coverage B: Other Structures: Helps protect detached garages, sheds, fences, and similar structures. A common starting point is 10% of the dwelling limit, but the amount varies by policy and may be increased. Coverage C: Personal Property: Helps replace furniture, clothing, appliances, electronics, and other covered belongings damaged by fire or smoke. Coverage D: Loss of Use: Also called Additional Living Expenses, this can help pay increased costs for temporary housing, meals, storage, and other necessary expenses when a covered fire makes your home uninhabitable. Coverage E: Personal Liability: May help with covered third-party bodily injury or property damage claims arising from your premises, subject to the liability limit and policy terms. Coverage F: Medical Payments to Others: May provide limited medical payments for eligible injuries to guests, regardless of fault, subject to the policy’s stated limit. Fire and smoke are typically central covered perils under standard Missouri homeowners policies. However, coverage is never determined by a single phrase on a declarations page. The complete policy form, endorsements, exclusions, valuation method, and deductible all matter. For example, a $300,000 dwelling limit does not automatically mean every rebuilding expense will be paid without qualification. Debris removal, ordinance or law upgrades, landscaping, specialty finishes, and detached structures may have separate limits or conditions. Advantage summary: A complete review examines every relevant coverage line: not just the premium and the dwelling amount. 314-580-3455 | home-fire-insurance-columbia-mo | Dependable Brokers Set the dwelling limit for rebuilding: not resale value Your home’s market value and its replacement cost are different measurements. Market value considers land, location, buyer demand, and comparable sales. Replacement cost estimates the labor, materials, permits, demolition, debris removal, and construction required to rebuild the structure. Suppose your Columbia home would cost $400,000 to rebuild. A commonly referenced 80% insurance-to-value threshold would be $320,000. That threshold should not be treated as a target for full protection. If the actual reconstruction cost is $400,000, carrying only $320,000 could leave a substantial gap after a major loss. Ask your agent to review: Square footage and floor plan. Foundation, roof, siding, flooring, and cabinetry. Attached garages, porches, decks, and finished basements. Custom features and higher-cost materials. Local labor and material pricing. Recent remodeling or additions. Ordinance or law coverage for updated building requirements. Extended or guaranteed replacement cost options, if available. The deductible matters just as much. A $1,000 deductible means you generally pay the first $1,000 of covered damage. A percentage deductible can be much larger. For example, a 2% deductible on a $400,000 dwelling limit equals $8,000. Do you know whether your policy uses a flat deductible or a percentage deductible? Choice summary: Select a deductible you can realistically pay after a loss, while keeping the dwelling limit aligned with current rebuilding costs. 314-580-3455 | home-fire-insurance-columbia-mo | Dependable Brokers Replacement cost can change your recovery A policy settled on Actual Cash Value (ACV) subtracts depreciation from the replacement cost of damaged property. A ten-year-old sofa, aging roof, or older electronics may receive considerably less than the amount needed to purchase a new comparable item. Replacement Cost Value (RCV) generally pays the cost to repair, rebuild, or replace with materials of like kind and quality, subject to policy conditions and limits. Some policies pay ACV initially and release withheld depreciation after you complete the replacement and provide documentation. Confirm the valuation method for both: The dwelling. Personal property. Roof surfaces and other specific components. Detached structures. Scheduled high-value property. Jewelry, firearms, collectibles, fine art, coins, and certain business property may have special sublimits. A scheduled personal property endorsement may provide broader protection and higher stated limits when properly documented. Advantage summary: Replacement cost coverage and accurate documentation can help your claim better reflect the cost of restoring your household after depreciation is considered. 314-580-3455 | home-fire-insurance-columbia-mo | Dependable Brokers Prevention starts with early warning The Columbia Fire Department advises installing smoke alarms in every sleeping room and in common areas on every floor. Its public guidance also recommends testing alarms monthly, replacing batteries at least annually, and replacing the entire alarm every 10 years. The City of Columbia Fire Department community education program also provides a free smoke alarm program for eligible residents who need assistance. Columbia residents can call 573-874-7391 for information. The Missouri Division of Fire Safety offers additional smoke and carbon monoxide alarm guidance. Your home safety checklist should include: Install interconnected alarms when possible so one alarm alerts the entire household. Place alarms inside bedrooms, outside sleeping areas, and on every level, including the basement. Test every alarm monthly. Replace batteries at least once each year unless the unit uses a sealed long-life battery. Replace alarms after 10 years or according to the manufacturer’s instructions. Keep kitchen curtains, towels, paper, and packaging away from cooking surfaces. Never leave cooking unattended. Inspect extension cords and avoid overloaded outlets. Keep portable heaters at least three feet from furniture, curtains, bedding, and other combustibles. Store gasoline, paint, and flammable liquids away from ignition sources. Clean leaves and debris from gutters and maintain clearance around chimneys, grills, and exterior equipment. Create two escape routes from each bedroom. Practice the plan with your family at least twice a year, choose an outdoor meeting location, and teach children to exit immediately when an alarm sounds. If smoke is present, stay low and call 911 from outside. Choice summary: Insurance helps with financial recovery; alarms, maintenance, and an practiced escape plan help protect lives before a claim is ever needed. 314-580-3455 | home-fire-insurance-columbia-mo | Dependable Brokers Document your property before you need to claim it A home inventory can make a difficult claim more organized. Walk through each room with a smartphone video. Capture model numbers, serial numbers, receipts, appraisals, and photographs of valuable items. Store copies in secure cloud storage or another location away from the home. After a fire, do not discard damaged property before speaking with your carrier or claims representative unless it creates a health or safety hazard. Photograph damage from multiple angles, protect the property from further damage when safe, and keep receipts for temporary housing, meals, storage, clothing, and other additional expenses. Your policy may require prompt notice and reasonable steps to prevent additional damage. For Missouri consumer information, review the Missouri Department of Commerce and Insurance homeowners insurance guide. Policy language controls, so use general guidance as a starting point: not as a substitute for reading your own contract. Advantage summary: A current inventory gives you evidence, speeds communication, and helps identify whether your personal property limit is adequate. 314-580-3455 | home-fire-insurance-columbia-mo | Dependable Brokers Get a local coverage review before the next spark Home fire insurance for Columbia, MO should reflect your home’s construction, location, contents, deductible, and household budget. A rural property near wooded areas may require a different risk discussion than a downtown Columbia residence. Homes in Boone County, Cole County, Jefferson City, and Holts Summit may also differ in access, construction, updates, and response considerations. Dependable Brokers can help you review: Dwelling and other-structure limits. Fire, smoke, and water-loss considerations. Replacement cost versus ACV. Personal property sublimits. Loss of use and Additional Living Expenses. Ordinance or law coverage. Liability limits. Available protective-device credits, when offered by a carrier. Deductibles and payment options. - 314 580 3455 | Randy Dinwiddie The Story of the DealMaker Part 3 The DealMaker Internet Politics | Dependable Brokers
DRAFT | Unpublished | For Randy's manual review only ━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━ SECTION 3 - THE DEALMAKER, THE INTERNET, AND POLITICS CHAPTER FIFTEEN: BECOMING THE DEALMAKER The years that followed were filled with businesses, ideas, changes in direction, successes, failures, and reinventions. Collections and repossessions became only one piece of a much larger entrepreneurial life. Publishing. Advertising. Merchant services. Telecommunications. Insurance. Online commerce. Business directories. Search-engine optimization. Automotive ventures. Employment services. And ideas that, on the surface, sometimes appeared completely unrelated. But underneath them was the same approach: Find a need. Find a way. Make the deal. Eventually the nickname "The DealMaker" made sense. For me, making a deal was never simply about selling something. It was about looking at a situation other people considered impossible and asking: Is there another way? That mentality did not begin in business. It began in childhood. When life put a wall in front of me, I learned to search for a door. And when there wasn't a door, I learned to look for a way around the wall. CHAPTER SIXTEEN: 2002 - TAKING BUSINESS TO THE INTERNET By 2002, I was already looking at the internet as another road to opportunity. That year, AllBounty.com went online. It would remain online for approximately twenty years, until I eventually let the site go around 2022. AllBounty was important because it demonstrated something that would become increasingly central to my business life: I did not believe a business had to remain limited by geography. The internet could connect a small operation in Missouri with people practically anywhere. Today, putting a business online sounds ordinary. In 2002, especially for a small-business operator accustomed to face-to-face selling, telephones, newspapers, magazines, and direct marketing, it represented a significant change. I saw opportunity in it. AllBounty.com became one of my earliest long-running internet ventures. For roughly two decades, it remained part of my online history. And it was only the beginning. CHAPTER SEVENTEEN: BUILDING BUSINESSES THAT COULD SURVIVE My experience at Lake of the Ozarks had taught me that relying on one industry or one seasonal income source could be dangerous. So I kept building. Over the years, those efforts included operations and names associated with Deal Maker, Jett Comm, AmeriShop, Dependable Brokers, and other ventures. The industries changed. The underlying philosophy rarely did. If a business or consumer had a legitimate problem and I could create a legitimate service to solve it, I saw an opportunity. Some ideas worked exceptionally well. Some did not. Some lasted for years. Others taught me what not to do. But I kept experimenting. That willingness to reinvent became one of the most important characteristics of my business career. CHAPTER EIGHTEEN: THE INTERNET CHANGES EVERYTHING AllBounty.com helped establish a pattern that would grow considerably over the following years. The internet removed many of the geographical limitations I had experienced as a young businessman at the Lake of the Ozarks. A website did not close when tourist season ended. Someone hundreds or thousands of miles away could find your business. Marketing could become national. Publishing could become digital. Advertising could reach audiences that once would have required expensive newspapers, magazines, television, or direct mail. Over time, I became involved with a growing network of online ventures. AmeriShop evolved around advertising, directories, promotion, and business services. Telecommunications ventures used the internet to reach customers beyond Missouri. Dependable Brokers developed a significant online presence for commercial insurance. Later projects moved into SEO, employment, vehicles, specialized directories, and other areas. The technology changed dramatically. But the principle remained exactly what it had been when I installed that first telephone for Collections 1: Give me a way to reach people, and I'll try to build something with it. CHAPTER NINETEEN: GOVERNMENT SHOULD WORK FOR THE PEOPLE Eventually my frustration with government became too great for me to simply complain about it. I believed the system was broken. Government was supposed to work for the people. Instead, from where I stood, it increasingly seemed that: The people were working for the government. So I ran for office. My first significant run for Missouri state representative was as an Independent candidate. I challenged an established political system without the organization and resources of a major political party behind me. My recollection is that I received about 16 percent of the vote. I didn't win. But winning was not the only point. I was willing to put my own name on the ballot instead of sitting on the sidelines complaining. That came from the same instinct I had always carried into business. If there is a problem, somebody needs to do something. And sometimes my answer has been: Fine. I'll try. CHAPTER TWENTY: RUNNING AGAIN I eventually ran for state representative again. By the time of the later campaign, the political landscape felt very different. The district had changed. From my perspective, many of the voters and communities where I had established relationships were no longer part of the political base I remembered. Much of the territory had shifted toward Cole County, where I did not know nearly as many people. It felt as though I had been forced to start over. In 2018, I entered the Republican race for Missouri House. It was a crowded field. But my reason for running had not fundamentally changed. I believed government needed to remember something basic: The people employ the government. I believed communities needed jobs, economic development, practical problem-solving, negotiation, and people willing to actually get things done. I did not win. But political victory or defeat was never going to be the final measurement of my life. Like nearly everything else, the experience became another lesson. ━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━ Navigation Part 1 Part 2 Part 4 🏠 CONTINUE HOME Search Terms Randy Dinwiddie The DealMaker The Story of the DealMaker Part 3 The DealMaker Internet Politics Randy Dinwiddie business story Randy Dinwiddie internet business Missouri entrepreneur Randy Dinwiddie AllBounty.com history Dependable Brokers founder story government should work for the people Randy Dinwiddie running for office Tags #DependableBrokersInsurance #RandyDinwiddie #TheDealMaker #DealMakerStory #InternetPolitics #Entrepreneurship #MissouriBusiness #BusinessHistory #InternetBusiness #SmallBusiness #BusinessReinvention #EntrepreneurialJourney #PoliticalIndependence #GovernmentForThePeople #CivicParticipation #DigitalBusiness #OnlineCommerce #BusinessDirectories #SearchEngineOptimization #Telecommunications #InsuranceBusiness #AdvertisingBusiness #MerchantServices #AllBounty #MissouriEntrepreneur #FounderStory #BusinessLeadership #Persistence #FaithAndWork #DependableBrokers ━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━
- 314 580 3455 | Randy Dinwiddie The Story of the DealMaker Part 2 First Business Failure Kathryn | Dependable Brokers
━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━ Part 1 | Part 3 | Part 4 SECTION 2 - THE FIRST BUSINESS, FAILURE, AND KATHRYN CHAPTER NINE: 1992 - COLLECTIONS 1 In 1992, I started my first real business. It was a collection agency and repossession company. One of the first doors I walked through was Central Bank in Osage Beach. A young collector named Tony Halderman had recently started there. I got an opportunity to repossess a car for him. It was one job. But one job can be the beginning of an entire life. Another person who made a tremendous difference was B.J. Miller, a woman associated with the Phillips 66 operation around the Lake. She gave me an opportunity. She showed me an office in the back and basically said: "This office is yours." And she meant it. I bought a new telephone. I hooked it up. And suddenly: Collections 1 was alive. No investors. No fancy corporate headquarters. No guaranteed salary. Just a room, a telephone, and somebody determined to make something happen. For the first time in my life, I had something that belonged to me. That feeling was enormous. I finally had something nobody could simply take away from me or use to tell me how I was supposed to act. I had control over my own direction. I felt secure for perhaps the first time in my life. Not because I was rich. I wasn't. I still had to work nights at Fasco in Eldon, Missouri, because Collections 1 was not steady enough to pay all the bills. During the day, I was building my business. At night, I was working to survive. That was entrepreneurship. CHAPTER TEN: THE LAKE TAUGHT ME ABOUT BUSINESS The Lake of the Ozarks is beautiful. It can also be an unforgiving place to build a year-round business. The Lake is seasonal. When summer arrives, businesses can explode. Tourists arrive. Money starts moving. Opportunities appear everywhere. Then November arrives. And from approximately November through May, surviving can become exceptionally difficult. I learned very early that being good at something is not enough. You have to understand cash flow. You have to understand cycles. You have to understand that the money you make today may not be there six months from now. That lesson followed me through much of my business career. When one income source dried up, I learned to look for another one. Adapt. Work. Survive. Keep moving. That became part of my business DNA. CHAPTER ELEVEN: A MINISTER WITHOUT MUCH OF A PULPIT Something else important happened in 1992. I received my minister's license under Pastor Bill Johnson at Calvary Baptist Church. I never spent much time behind pulpits. That did not seem to be where God intended most of my ministry to happen. Instead, God kept bringing people across my path. People who were hurting. People who were lost. People who did not understand God. People who simply needed somebody willing to talk with them. I began to understand something: A pulpit is not the only place a person can minister. Sometimes your life is the pulpit. It is how you treat someone when there is nothing they can give you. It is what you say to somebody who thinks there is no way forward. It is remembering where you came from after you finally get somewhere. Over my lifetime, I believe God repeatedly sent people into my path so I could share the Gospel with those who were hurting or simply did not know. And people were sent into my path to help me too. CHAPTER TWELVE: THE LESSONS DIDN'T COME CHEAP My first marriage lasted seven years. It did not work out. And I have to accept much of the responsibility. I was an extreme workaholic. I had a wife. I had two boys. And I did not have enough time for any of them. I was obsessed with keeping businesses alive, getting through slow seasons, chasing the next deal, and proving that I could succeed. I learned something painful: People you love cannot live on your good intentions. They need your time. When you never spend time with your wife, you create a space in your marriage. And eventually someone else may fill that space. My businesses continued running hot and cold. Every year brought another lesson. The lessons were incredibly valuable. But they didn't come cheap. By 2000, I felt like I had lost everything. My wife. My house. The daily life I had known with my children. I was broken again. But this time something came with the pain. Understanding. I began to understand why things had happened. I could see where I had failed. I could see how work had gone from being something necessary to something that consumed nearly everything else. That understanding was painful. But it was important. CHAPTER THIRTEEN: NINETY DAYS BROKEN For about ninety days, I was deeply broken and sad. I kept trying to salvage a marriage that I eventually came to understand was not supposed to continue. I kept trying to force open doors that seemed to keep closing. And finally I felt God saying: Enough. Enough pain. Enough hurt. Enough instability. You have learned. You have listened. Now get up. There is still much more for you to do. That was not the end of my life. It was the end of one chapter. CHAPTER FOURTEEN: JUNE 2001 - KATHRYN Then came June 2001. God sent me Kathryn. And my life changed forever. For twenty-five exciting years, Kathryn became far more than my partner. She was my best friend. She pushed me. She stretched me. She encouraged me to learn things I never would have learned without her. She did not simply accept the man I already was. She helped me grow into more. Kathryn became one of the great prizes of my life. After so much instability, I discovered what it meant to share life with somebody who was truly beside you. We learned together. We experienced things together. We grew together. And she taught me something important: The right person does not merely make your life easier. The right person can make your life bigger. ━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━ 🏠 CONTINUE HOME Tags | SEO Tracking #DependableBrokersInsurance #DependableBrokers #RandyDinwiddie #TheDealMaker #StoryOfTheDealMaker #FirstBusiness #BusinessFailure #Collections1 #Entrepreneurship #LakeOfTheOzarks #MissouriBusiness #BusinessLessons #CashFlow #SeasonalBusiness #SmallBusinessOwner #FaithAndBusiness #ChristianEntrepreneur #Minister #PersonalGrowth #MarriageLessons #WorkLifeBalance #Resilience #StartingOver #Kathryn #LifeStory #EntrepreneurialJourney #BusinessHistory #MissouriEntrepreneur #KeepGoing #NewBeginnings Search Terms | SEO Tracking Randy Dinwiddie story The Story of the DealMaker Part 2 Randy Dinwiddie first business Collections 1 Lake Ozark 1992 collection agency Missouri Lake of the Ozarks business lessons Randy Dinwiddie Kathryn business failure and recovery Missouri entrepreneur biography 314 580 3455 Randy Dinwiddie

DRAFT | FOR RANDY DINWIDDIE'S MANUAL REVIEW ONLY Part 1 | Part 2 | Part 3 ━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━ SECTION 4 - REINVENTION, LEGACY, AND THE FINAL TESTIMONY CHAPTER TWENTY-ONE: REINVENTION AS A WAY OF LIFE As technology and markets changed, I continued developing new ideas. Over time, my online business portfolio would include ventures such as: AmeriShop.biz - business advertising, directory exposure, and online promotion. AmeriShopServices.com - marketing and services supporting businesses and the AmeriShop network. RememberedLegacy.com - preserving people's stories, memories, and legacy through permanent profile pages and video. Aimoble.com - another part of the broader digital-business portfolio. DealBuz.net - marketplace and promotional activity, including vehicle listings. LegendHires.com - employment and hiring-related services. SEOReaper.com - search-engine optimization and digital visibility. DependableBrokers.com - commercial insurance services. DependableMissouriInsurance.com - Missouri-focused insurance services. Towzilla.directory - a specialized towing-industry directory. DealOutlaws.com - another later venture in the portfolio. Some ideas grew out of previous businesses. Others were completely new experiments. But each one represented the same habit I developed a long time ago: Keep creating. CHAPTER TWENTY-TWO: REMEMBERED LEGACY One project eventually became different from the rest. RememberedLegacy.com. Remembered Legacy grew from the belief that a human life is worth preserving. Businesses eventually disappear. Websites eventually go offline. Buildings change hands. Cars rust. Money passes from one person to another. But a person's voice, memories, values, experiences, mistakes, accomplishments, and testimony can continue speaking after that person is gone. A legacy can tell a grandchild who never had the opportunity to meet you: This is who I was. That idea became increasingly meaningful to me. Because when everything else is stripped away, life is not ultimately measured by how many websites you owned, how many businesses you started, or how much money passed through your hands. It is measured by what you learned and what you passed on. And perhaps this story itself is part of that legacy. CHAPTER TWENTY-THREE: WHAT BUSINESS REALLY TAUGHT ME After decades in business, I learned plenty about selling, advertising, marketing, cash flow, customers, negotiation, technology, and competition. But the greatest business lessons were actually lessons about life. Work matters. When I started Collections 1, I still worked nights because my dream did not yet pay the bills. Cash flow matters. A company can appear successful and still fail if the money arrives at the wrong time. Adaptability matters. When one road closes, you find another one. People matter. Tony Halderman gave a young man an opportunity. B.J. Miller gave me an office. John and Penny Fisher showed kindness to a boy who remembered it decades later. A small group of loyal friends helped me endure difficult school years. Kathryn changed the direction and quality of my life. Again and again, God worked through people. And perhaps the most painful lesson: Success does not excuse neglecting the people you love. I had to learn that one at great cost. CHAPTER TWENTY-FOUR: CLOSER THAN A BROTHER If somebody asked me to identify the common thread running through my entire life, I would not say business. I would say: God. There were mountains I did not know how to climb. Somehow a road appeared. Sometimes God changed the situation. Sometimes He changed me. Sometimes He sent a person. Sometimes He allowed me to struggle long enough to understand a lesson I would never have learned otherwise. Looking backward, I can see things I could not see while I was living them. There were doors that needed to close. There were people I needed to meet. There were mistakes I needed to understand. There were versions of myself I needed to leave behind. And there were times when God did not take me over the mountain. He simply found a way to move me around it. God has been closer than a brother throughout my walk. EPILOGUE: YOUR BEGINNING DOES NOT DETERMINE YOUR ENDING I started as a little boy watching his family come apart. I was packed into a 1976 Scout II with five other children and taken halfway across the country. I lived in a trailer park. I found refuge in an elementary school. Then I lost the school and friends I loved. I was bullied. I fought back. I left home young. I lived underneath a salon. I worked job after job. I was judged because I did not graduate the way society expected. Then, in 1992, I plugged a telephone into a little office. And Collections 1 was alive. I built businesses. I worked nights to keep them alive. I became a minister without spending much time behind a pulpit. I married. I became the father of two boys. I worked too much. I failed people I loved. I lost my marriage and my home. I was broken. I learned why. And I got up again. God sent me Kathryn. I continued building. In 2002, AllBounty.com went online, beginning a roughly twenty-year chapter of my early internet-business history. The internet would eventually become a major part of how I built businesses and reached customers. I entered politics because I believed government had forgotten who it was supposed to serve. I lost elections. I kept going. I built websites. I built insurance businesses. I created advertising ventures. I worked in telecommunications. I sold, negotiated, marketed, published, experimented, failed, adapted, and reinvented. And after all those years, I came to understand something the little boy at the beginning of this story could never have understood: YOUR BEGINNING DOES NOT DETERMINE YOUR ENDING. I do not want anyone reading this story to believe that I did everything right. I didn't. That isn't the testimony. The testimony is that failure does not have to be final. Being poor does not have to be final. Being rejected does not have to be final. Being judged does not have to be final. A broken marriage does not have to be the end of your life. A failed business does not have to be your last business. A closed door does not mean there isn't another road. Keep your faith. Work hard. Treat people the way you would want them to treat you. Own your mistakes. Learn the lesson. Get back up. And when somebody else is struggling, remember how badly you once needed somebody to give you a chance. Because sometimes the person God sends to help them... is you. - 314 580 3455 | Randy Dinwiddie The Story of the DealMaker Part 1 Childhood Faith Survival | Dependable Brokers
╔══════════════════════════════════════════════════════════════════╗ DRAFT | UNPUBLISHED | FOR RANDY DINWIDDIE MANUAL REVIEW SECTION 1 - CHILDHOOD, FAITH, AND SURVIVAL RANDY DINWIDDIE: THE STORY OF THE DEALMAKER A Testimony of Faith, Work, Failure, Reinvention, and Never Letting Your Beginning Determine Your Ending MY TESTIMONY My life is a testimony to anyone in the world who believes where they came from has already determined where they are going. It does not matter how little you begin with. It does not matter whether people counted you out, whether you followed the traditional path, whether you made mistakes, or whether life knocked you down more than once. With God's help, a willingness to work hard, and a commitment to treat other people the way you would want to be treated, there is very little in life that cannot be overcome. I have been broke. I have been successful. I have lost things I thought I could never replace. I have made mistakes that hurt people I loved. I have rebuilt. I have started businesses with almost nothing. I have watched some ideas flourish and others fail. I have entered fights I probably couldn't win simply because I believed something needed to change. Through all of it, one thing has remained constant: God has been closer than a brother. When the mountain was too high for me to climb, God somehow found a way to move me around it. And many times, the way He did that was by placing another human being in my path. This is my story. CHAPTER ONE: MY FIRST MEMORY My earliest childhood memory is not a happy one. I was about three years old. My mother was home with six children and had reached her breaking point. My father had become involved with another woman. My mother knew what was happening, and the life she thought she had was coming apart. At three years old, I could not understand cheating, marriage problems, abandonment, money, or any of the things adults were dealing with. I only knew something was terribly wrong. I remember my mother breaking down. I remember things flying around. I remember a picture hitting me in the head. Those are the fragments that stayed with me. As an adult, I do not tell that story to condemn my mother. Quite the opposite. Looking back, I see a woman who had six children, a husband who had given up on their marriage for another woman, and more pressure than she could continue carrying. She had had enough. And considering what she was going through, I understand why. That is where my memories begin - not with money, business, or success, but with instability. Before I knew what it meant to build something, I learned what it felt like to watch something fall apart. CHAPTER TWO: SIX KIDS AND A 1976 SCOUT II My father knew he had been caught. My mother knew about the other woman, and instead of remaining in Oregon, my father decided to take us children back to the place he knew. Missouri. My dad was the youngest of a large family and had grown up in Central Missouri, near Lake Ozark. So he packed six kids into a 1976 International Scout II and headed back toward Missouri. For an adult, it was a major family crisis. For a little kid, it was simply life changing again. I did not get a vote. None of us did. One day I was in Oregon. Then I was headed halfway across the country toward a completely different life. That would become a pattern during my childhood: adults making enormous decisions while the children simply dealt with whatever came afterward. Missouri would eventually become home. But getting there did not mean the volatility ended. It meant a new chapter of it was beginning. CHAPTER THREE: FISHERS TRAILER PARK Some of my happiest childhood memories came from a place other people might have overlooked: Fishers Trailer Park in Lake Ozark, Missouri. I loved it there. There was a beautiful outdoor swimming pool, other kids, familiar surroundings, and owners named John and Penny Fisher, who treated me exceptionally well. When you grow up around instability, you remember adults who make you feel safe and welcome. I remember John and Penny. From kindergarten through sixth grade, I attended Leland O. Mills Elementary School. I loved elementary school. School became more than a place to learn. It became an escape from a life I often did not want to go home to. At school, I could be a kid. I had friends. I had routines. I knew the teachers. I knew the hallways. I belonged somewhere. For several hours every day, whatever was happening at home did not have to define me. Looking back, I understand how important that was. Children do not always have the language to say, "This place gives me emotional stability." They simply know where they feel good. Leland O. Mills and Fishers Trailer Park were places where I felt good. Then, once again, somebody else decided my life was changing. CHAPTER FOUR: THE MOVE I NEVER WANTED Without much warning, my father bought five acres in Morgan County and moved us. Nobody asked whether I wanted to go. Nobody asked whether leaving the kids I had grown up with would hurt. We simply moved. The property was near a little community called Marvin, on a gravel road roughly three miles outside Gravois Mills, Missouri. I went from the place I knew to a completely different environment. Eventually I attended Morgan County R-II in Versailles. At the time, I thought I had been thrown into what I would have called a "hillbilly school." The kids there did not seem interested in accepting me because of where I came from. And if I am being fair about it today, the feeling was mutual. I did not want to accept them either. I was too young to understand something I know today: Every new situation deserves a chance. Sometimes you carry your previous hurt into a new room and blame the people standing in that room for pain they did not create. I had already lost my mother, lost homes, lost stability, and now lost the friends and school that had become my refuge. I was angry. And I carried that anger with me. About 75 percent of what happened during those school years is stuff I wish had never happened. But not all of it. I developed a small circle of genuinely loyal friends. Sometimes you do not need everybody. Sometimes a handful of good people is enough to help you survive. CHAPTER FIVE: LEARNING TO FIGHT BACK I was picked on badly in middle school. Eventually, one of the kids named Jimmy found out that I had reached my limit. We got into a fight right in front of Carmen Hayden's office. I bloodied his nose and beat him up. I am not telling that story because I believe fighting solves everything. It doesn't. But that fight represented something much bigger to the kid I was then. I had spent years having other people decide where I would live, where I would go to school, what kind of life I was going to have, and sometimes even whether I was worthy of belonging. That day I refused to let somebody else put me into submission. I refused to let unfair people define me. Something unexpected happened afterward. Jimmy and I became friends. Once all the posturing was over, I think he understood that I would never have fought him if he had simply accepted me instead of trying to impress people who did not want to accept the new kid. And I learned something too. Sometimes the person fighting against you is not really your enemy. Sometimes he is another kid trying to fit in. That fight stayed with me because it reinforced something that would follow me throughout my life: You do not get to decide who I am. CHAPTER SIX: GOD IN THE MIDDLE OF THE CHAOS One thing my father did very well was raise me in church. There were plenty of things in my childhood I wish had been different, but faith was something valuable he gave me. From an early age, I learned to put God first. That relationship became increasingly personal as everything else around me became more unstable. I believe God put His hand on my life and helped me escape repeating the sins and mistakes I saw around me. That did not mean I became perfect. Far from it. I made plenty of mistakes. But I came to believe that I did not have to become the circumstances I came from. You can love your parents and still recognize their failures. You can come from dysfunction without carrying it forward forever. You can be hurt without making hurting other people your life's mission. And you can find something stable in God when almost everything else around you feels unstable. CHAPTER SEVEN: FIFTEEN AND GETTING OUT By fifteen, I knew one thing: I needed to get out. I did not have money. I did not have some wonderful plan waiting for me. I did not have the advantages most people would associate with starting an adult life. At one point, I was living underneath a salon in Barnett, Missouri. I was trying to exist. Trying to survive. Trying to figure out how to shake off the stigma I felt had followed me. And for the first time, I was trying to build a life on my own terms. At fifteen years old, I did not know exactly what I wanted my life to become. But I knew what I did not want it to become. Sometimes that is enough to get started. CHAPTER EIGHT: GOD'S SCHOOL OF EXPERIENCE From roughly fifteen until my early twenties, I worked job after job after job. Looking back, maybe God wanted me to have plenty of experience. I certainly got it. I also carried another label that people liked to use against me: You didn't graduate. People judged me because I had not taken the standard route. I was not what people considered a standard boy. I did not have the diploma, resume, or background that automatically made people believe I was going places. So I had to develop something else. Experience. Work ethic. People skills. Survival skills. The ability to walk into a room where nobody knew me and convince somebody to give me a chance. I learned that the world can educate you in ways a classroom never will. That does not diminish education. It simply means there is more than one classroom. Mine was life. - 314 580 3455 | Dealmaker Magazine September Issue Feature & 24 Pages | Dependable Brokers
Draft status: Unpublished draft prepared for Randy Dinwiddie’s review. The September 2026 issue of The Deal Maker brings together local business information, community events, regional stories, savings, and practical resources for Callaway, Cole, and Miller Counties. This issue also features Dependable Brokers, a Mid-Missouri insurance agency serving families, professionals, and business owners who want straightforward help protecting what matters most. For readers searching for dependable coverage in Holts Summit, Jefferson City, Fulton, Columbia, Lake Ozark, and nearby communities, the issue provides a useful introduction to the agency and its services. The featured phone number is 314 580 3455, and the website is dependablebrokers.com. September 2026 Dealmaker Magazine and Mid Missouri Community Coverage The September issue is designed as a community resource rather than a general national publication. Its pages focus on familiar places, local businesses, seasonal events, shopping opportunities, and services available in the region. The front cover highlights the publication’s central theme: local people, local business, and local savings. That message fits naturally with the work of Dependable Brokers, which has served Missouri and Texas business customers across a broad range of insurance needs. The issue includes a Dependable Brokers feature emphasizing home, auto, business, life, bonds, surety, and group benefits. Readers can also find local advertising from other businesses serving Mid-Missouri residents. Dependable Brokers Insurance Agency at 314 580 3455 Dependable Brokers helps customers review insurance options through a local, direct approach. The agency’s business insurance information explains that it works with approximately 2,000 classes of business and serves both small and larger companies. That range matters because insurance needs are different for every household and business. A homeowner may be focused on property damage, personal belongings, liability, and additional living expenses. A business owner may need commercial property coverage, general liability, workers’ compensation, equipment protection, bonds, or business interruption coverage. Readers can review the Dependable Brokers business insurance page for additional information, including the agency’s service areas and application resources. What Mid Missouri Readers Can Review The September insurance guide presents several common coverage categories: Home insurance for the structure, personal property, liability, and covered losses Auto insurance for accidents, vehicle damage, liability, and uninsured motorists Business insurance for property, equipment, liability, and operational risks Life insurance for family protection, final expenses, and income replacement Bonds and surety products for qualifying business and contractual obligations Group benefits to help businesses attract and retain employees Coverage, limits, exclusions, and eligibility vary by policy and customer circumstances. A coverage review can help identify where an existing policy may no longer match the home, vehicle, business, or family it is intended to protect. Watch the September Dealmaker Feature The following YouTube Short is placed in the body of this draft, away from the header. It should be added through a Custom Code Embed block with the toggle enabled so the video loads as an embedded player rather than displaying only a link. View the 24 Page September 2026 Issue The horizontal viewer below is also intended for a Custom Code Embed block with the toggle enabled. The first page is loaded as the main visible page, and the remaining pages are arranged in strict numerical order from Page 1 through Page 24. The five original page assets currently available for this draft are placed at their corresponding numbered positions. The other numbered panels preserve the issue sequence without duplicating pages or inserting unverified artwork. Original page files can be added to those positions during Randy’s review. Insurance, heating and cooling, mattresses, mobile homes, auto glass, chiropractic care, and other services all appear in the issue because residents need reliable information close to home. For Dependable Brokers, the September feature reinforces a simple message: insurance should be understandable, accessible, and matched to the customer’s actual situation. Readers can learn more through the Dependable Brokers homepage or review additional updates on the Dependable Brokers news page. The agency can be reached at 314 580 3455. Customers can ask about home, auto, business, life, bonds, surety, and group benefit options, then discuss which policies may fit their needs. September Dealmaker Magazine Issue Details and Reader Access This September Dealmaker Magazine draft is now organized for a cleaner reader experience and internal review workflow. The clickable slider at the top helps readers and reviewers move through the issue faster, while the numbered page layout below helps make sure the publication is checked in the right order. For Randy's review, this format keeps the sequence plain, direct, and easy to scan inside Wix. Dealmaker Magazine September Issue Review Notes The page slider section above is designed as a complete page path from 1 through 24. That matters because magazines lose value fast when page order gets mixed up, skipped, or repeated. A numbered clickable sequence lets reviewers verify that the cover, feature pages, ad pages, editorial spreads, and closing content all stay in the right position before release. Dependable Brokers September Issue Presentation Standards For this draft, the styling uses Dark Green and Bronze to match the requested presentation. The top and bottom borders are thick and visible, the page title follows the exact vertical bar structure requested, and the home button remains in place at the bottom. The result is a stronger archive style layout that can be reviewed safely as a draft without pushing anything live. Unpublished Draft Status for Randy Review in Wix This content should remain an unpublished draft only. It is structured for internal approval, image verification, page sequence confirmation, and final styling review before any future publish decision is made. - 314 580 3455 | THE ART OF THE ENTREPRENEUR Part 3 Final Legacy | Dependable Brokers
━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━━ Entrepreneurial Legacy and Personal Responsibility Building a Better Future for the Next Generation What We Leave Behind PAGE 17 : STOP PASSING THE BUCK This may be the most important question in the entire book: What are we doing for the people who come after us? Look at your children. Think about their children. Our decisions cannot only be about what feels good today. We need less greed. Less obsession with immediate gain. More honesty. More patience. More responsibility. More concern for what we leave behind. A strong country cannot survive forever if every generation consumes everything and leaves the bill for the next one. Look in the mirror and ask: What am I doing today for my child? What am I building that will still matter when I am gone? What habits am I teaching? What example am I setting? Personal responsibility is not only about protecting yourself. It is also about protecting the future. Responsible Lending Reform and Real-World Financial Risk A Blueprint for Better Credit Standards Balancing Credit, Collateral, and Consumer Responsibility PAGE 18 : A BLUEPRINT FOR REFORM I am not arguing that lenders should give money to everyone. I am arguing for better ways to measure risk. One possible framework would include: A separate secured-lending evaluation for borrowers with verified assets. Greater consideration of documented cash flow. Clear recognition of collateral. Reasonable limitations on excessive interest. Better hardship procedures when verified life events occur. Greater accountability from institutions receiving government support. Practical financial education. Stronger consumer responsibility before entering agreements. A more balanced approach to debt collection and accountability. Better recognition of the difference between an irresponsible borrower and a responsible person who experienced a genuine life setback. This is not about eliminating standards. It is about creating standards that better reflect real life. Credit is gray because people and circumstances are not perfect. The Final Challenge: Character, Integrity, and Progress Everyday Responsibility in Business and Life Making Tomorrow Better for the People Who Follow PAGE 19 : THE FINAL CHALLENGE No book can fix your life for you. No politician can do everything for you. No bank can make every decision for you. No government can replace your responsibility to yourself, your family, and your community. Learn. Listen. Work. Save. Question. Research. Help other people grow where you can. Protect what you build. Do what is right even when the easy option is wrong. Take responsibility for your purchases. Learn the true cost before you buy. Understand the agreement before you sign. Research the candidate before you vote. Help your neighbor instead of assuming their success threatens yours. Be patient. Control greed. Build character. Keep your integrity. America becomes stronger when ordinary people take responsibility for themselves while still caring about the people standing beside them. The question is simple: What are you doing today that will make tomorrow better for the people who come after you? ABOUT RANDY DINWIDDIE This section is intentionally left for verified biographical information, business history, dates, accomplishments, and public background supplied or approved by Randy Dinwiddie before publication. The purpose of this book is not to present perfection. It is to share lessons, observations, and ideas developed through decades of business and real-world experience. The final biography should reflect Randy Dinwiddie's actual history and should be reviewed before publication. ABOUT AMERI SHOP SERVICES LLC This section is intentionally left for the final approved company profile. The final version may include the company's verified services, business history, brands, programs, and areas of experience after those details are reviewed for accuracy. The public-facing edition may direct readers to DependableBrokers.com for additional information, updates, and future publications. CLOSING NOTE LIFE IS GREAT is meant to make people think. It is not about pretending that life is easy. Life can be difficult, unfair, unpredictable, and expensive. But knowledge gives people choices. Responsibility gives people strength. Character gives people direction. Faith gives people a foundation. Patience gives people time to build. And when people learn to make better decisions for themselves while caring about the people around them, life can become more colorful. The goal is not perfection. The goal is progress.
