We specialize in non-standard insurance policies for budget-friendly hotels and motels throughout Missouri that have been declined by standard insurance companies.
If a standard carrier would insure your property, you likely would not need this program. This coverage is designed for properties that fall into the surplus lines market due to underwriting concerns.
Who This Program Is For
We consider:
Budget hotels and motels (typically $100/night or less) Non Standard Hotel and Motel Insurance
Exterior corridor (drive-up) or interior corridor properties
Older or dated buildings
Properties with minor past issues that are now corrected
Independents or flagged franchises
Many applicants have been declined due to roof age, prior small losses, building age, or property profile.
Minimum Property Requirements
Even for non-standard coverage, the following are mandatory:
No active smoking inside rooms
No foundation damage
No structural wall or ceiling damage
No visible water damage
No mold
No active bed bug issues
No unresolved health department violations
No outstanding building/code violations
Roof must have 10–15 years of remaining life (generally no older than 12–15 years)

Property must be clean and professionally managed
Weekly rentals may be considered. Long-term 30-day rentals typically disqualify the property.
This program is for older, non-standard properties — not severely neglected buildings.
